The Nehemiah Program®

The Nehemiah Program® provides gift funds for down payment and closing costs to qualified homebuyers. These gift funds do not have to be repaid. There are no income limitations and no area restrictions. The Nehemiah Program® offers Gift Funds to any qualified homebuyer, not just to first-time homebuyers. A Nehemiah participating home is an existing (resale) or new home owned by a seller who has entered into a Participating Home Agreement with Nehemiah. Any home on the market can be purchased using the program as long as the seller agrees to the Nehemiah participation requirements.

  • What is a "Nehemiah Participating Property?"
    Any residential property can be purchased using The Nehemiah Program® as long as the seller agrees to the Nehemiah participation requirements.
  • Doesn't the seller basically pay the homebuyer's down payment?
    No, the contribution paid by the home seller is not used for down payment assistance for the buyer of their home. Nehemiah provides the gift money to the homebuyer from a pre-existing pool of funds, and wires it to the closing/settlement company before the loan is closed.
  • How can it be a gift when the seller increases the sales price of the home?
    This is not how The Nehemiah Program® works. The sales price of the home must always be supported by an appraised value.
